1. SCOPE OF WORK & HIDDEN DAMAGE

This contract is for the installation of the roofing system as detailed in the attached Estimate. This estimate assumes a sound structural wood deck.

1.1 Sheathing: Any rotted or structurally compromised plywood sheathing discovered upon tear-off will be replaced at the rate quoted in your estimate.

1.2 Structural Repairs: This contract does not include repairs to rafters, joists, or masonry (chimney) work unless explicitly stated. Such repairs will require a separate written Change Order.

2. PERMITS & MUNICIPAL COMPLIANCE

True North Roofing LLC will manage the permit application and inspection scheduling process. The homeowner is responsible for the actual permit fee cost, which is treated as a pass-through expense.

3. PROPERTY PROTECTION & LIABILITY

3.1 Protection: True North utilizes heavy-duty tarps and protection systems to shield landscaping and siding.

3.2 Homeowner Responsibility: Roofing is a high-impact construction process.Homeowners are advised to remove fragile items from yard areas and interior walls/ceilings prior to project commencement to prevent damage from vibration.

3.3 Dumpster Policy: The on-site dumpster is for True North Roofing debris only. Homeowner use is strictly prohibited.

4. WARRANTIES

4.1 Manufacturer Warranty: True North Roofing is a GAF Certified™ contractor. True North Roofing will provide a GAF System Plus™ Limited Warranty (50 years non-prorated material coverage) including tear-off and re-install labor for defective materials. 

4.2 True North 10-Year Limited Workmanship Warranty: True North Roofing warrants the roofing system against installation-related defects for a period of ten (10) years from the date of completion.

4.2.1 Scope of Coverage: This warranty covers leaks caused by installation errors related to shingles, leak barriers, underlayment, starter strips, and flashings at chimneys, valleys, and penetrations. True North Roofing will repair covered defects to a watertight condition at no cost to the Owner for labor or materials.

4.2.2 Exclusions: This warranty does not cover damage caused by "Acts of God" (including but not limited to hail, lightning, or winds exceeding manufacturer system specifications), structural movement or settling of the building, or any modifications, equipment installations (e.g., solar, satellite), or repairs performed by third parties without prior written notification to True North Roofing.

4.2.3 Transferability: This warranty is transferable one (1) time within the first five (5) years of the warranty period to a subsequent homeowner. Transfer is subject to a site inspection by True North Roofing and a $150.00 administrative fee.

5. PAYMENT TERMS & SCHEDULE

5.1 Deposit: A deposit is required to secure the project date and order materials.

5.2 Final Payment: Balance is due in full upon completion of the project and passing of final inspection. Warranty registration will be processed upon receipt of final payment.

6. NOTICE TO CONSUMER: THREE-DAY RIGHT TO CANCEL

YOU, THE CONSUMER, MAY CANCEL THIS CONTRACT AT ANY TIME PRIOR TO MIDNIGHT OF THE THIRD BUSINESS DAY AFTER THE DATE OF THIS TRANSACTION. A COMPLETED NOTICE OF CANCELLATION FORM WILL BE FURNISHED TO THE CONSUMER AT THE TIME OF SIGNING

True North Roofing LLC is fully insured and bonded in compliance with all New Jersey laws. Our NJ HIC License is 13VH13971300.
